About Me
Hi,
I am a full time Realtor in Cobb County. I specialize in Marietta and the surrounding area. I have been an active agent for 3 years. Prior to this, I worked as a paralegal for various law firms. I have a marketing degree from Georgia State University and I have lived in Marietta for 16 years. I know the market well, have a solid appreciation for all of the legal aspects of contracts and the various amendments and have the most up to date training and job skills. I am a certified relocation specialist and have advanced negotiation training. Clients tell me that it is my honesty and integrity that they have appreciated most-not to mention I have saved them, time, energy and money.

Hi Benny,
I have sold in Cross Creek. Cross-Creek is located in a very nice area the condos themselves are older, but the HOA there has a long term plan on renovations and maintenance. You should talk to the manager there. I am sure they could help to let you know what units are going to go thru the next facelifts etc. One word of caution, plumbing. I suggest you work with an agent who can help you assess the current market value of the unit. As I found out there are 5 different 1-bedroom units with different square footage. So not all units are the same in this complex. The only other item is the parking. There is not any covered parking, but I did see that some owners had erected permanent parking covers for their assigned parking place. While I agree with Cathy that you should througly research an area so that you make an informed decision, I will tell you that living within the Marietta city limits are great. I have lived here for 16 years. There have been several changes in the school system and now Marietta residence have the choice as to which school in the elementary level they want their children to attend. Additionally, Marietta High School has the IB program and many a parent actually pay for their children to attend this school from outside the area. The acutal living in Marietta is terriffic. Location to downtown Atlanta, Hartsfield, and the arteries make this area very appealing. The square of Marietta is vibrant with people working, dining, shopping, and strolling the area. Listing A Short Sale? Pricing

Hi Joshua,
We were just discussing this in my office. I think you have the duty to list a short sale at the reasonable price and in private remarks state that this is a short sale situation. Let the Buyer's Agent then take action. Of course, as I am sure you are aware, price the property low enough to get the attention required to move it.

The other agents are correct. Your first move is to find a Buyer's Agent. A Buyer's Agent will perform a market analysis to determine area recent sales and pending sale, look into how long the condo has been on the market and what you could consider offering. The agent will find out this unit is fee simple or sold as a condo and help you find a lender that can help you determine if you qualify for the purchase and supply you with the documentation to prove it. The agent will also help you to through the maze of paperwork required the follow up necessary and be there thru the closing. One last item to consider is that an agent can also help you, if this sale does not go thru, find a similiar unit, price point, etc. Good Luck! - Wed Apr 16 2008, 13:29
