The concept of short sale is that the lender settles "short" ie settles for less than they are owed.
Buyers can get good value by purchasing short sales, however be prepared to be patient. Typically the process is slow.
If you are considering purchasing a short sale, you would be well advised to work with an agent with successful experience in short sales

Changing buyers?

Buyer, If you are in a binding enforceable written contract with the 1st buyer, you can still take back up contracts from subsequent buyers, in the event the primary contract falls through.
Discuss this with your agent. If you do not have an agent, you would be well advised to have a real estate attorney help you with this.

M, You and your sister may want to consider seeing a local real estate attorney regarding your issues and intent.

If your sister wants the house you purchased together and you want her to have the house, since she is on the deed, you may want to consider having her refinance the house to eliminate your note (financial obligation). Deeding the property is easy, the attorney may handle that via quit claim deed. - Tue May 20 2008, 10:04

Public comments vs private comments on listings

There is no reason for a listing agent not to show their seller client the private remarks. I'm sure if you ask your agent he/she will give you full printout.

Private remarks on a listing are very important. For example, in many boards, a listing agent is not to give personal contact in the public remarks. But can give personal information and numbers in the private remarks. For example. If the buyer's agent is to call the listing agent for access instructions, special codes, or alarm codes, the listing agent may publish in private remarks information such as " for access code call listing agent at 123-4567 - Tue Feb 26 2008, 09:22

Location and value amenities both impact price per sq ft.

For example, in Dunedin, take ~ 1200 sq ft property in Union Park Villas Subdivision may pull in the low $100's, similar sq ft in non waterfront Dunedin Isles (near the country club, near beaches) may pull in the low $200's to high $200's depending on proximity to the waterway.

Add an inground pool, and the price will increase, add waterfront and the price will increase in accordance to type of water. Pond front, small increase as opposed to deep water full Gulf access waterfront, hundred's of thousands increase. - Tue Feb 26 2008, 05:38
