About Me
Along with my wife, Carol, we are "Old Pros" in and a Broker-Associate with Vanguard Realty, Inc. GMAC Real Estate in the Jacksonville Florida area. We are know as TEAM WEISENBURGER. We are both Graduate REALTOR® InstituteCertified (GRI)

In addition to the GRI designation Carol is also a Senior Real Estate Specialist (SRES) and an Accredited Staging Professional (ASP). Carol has 25 years experence in upper management in an internationally know Insurace Company.

I have been in the real estate business since 1972, working part time until my retirement from the telecommunications industry 7 years ago (can you say Worldcom?. I have been in real estate full time ever since. Wjile earning my EE I took marketing classes to fill out my schedule and have used that education to propel our team to the top of the marketers in this area. Our vhicles have been featured in the paper.

Carol and I have each been awarded the Platinum Award for Outstanding Customer Service by Quality Service Corporation, a thrid party assessor of customer service.

Our Team is more than just Carol and Me. With have strategic partnerships with several supporting businesses and 4 banks/lenders. (like the commercial says: when the lenders compete -- you win)

Sellers renting the place behind your back...

Hi Pat,

We have seen this happen here also. What our brokerage did is get a clause into the new listing agreement covering the rental scenario. It protects us as agents AND keeps the customer/client as a long term customer/client. This becomes a Win-Win

In most states if a mobile home is in a leased mobile home park it is not real estate. It is used cars

A lot will depend on the condition of the Mobile Home. Many times older units have to be removed at some expense (6 to 8 thousand around here). Some are newer and very serviceable. You will need to know if the mobile home is classified as "real estate" or as a trailer parked on some land. There is a difference

How are gas prices effecting your business?

I am grateful for the higher fuel prices! You may think I'm crazy but there is a method to this madness. I have a "cute" little car, it's a '92 Mercury Capri that is still shiny and showroom fresh AND it's a convertible! It had a serious problem that left in parked in the garage for the past 4 years and having no book value it just sat there parked waiting for me to take some time and fix it. Well with nothing to do in this slow market and the cost of gas going up up up, I decided it was time to play auto mechanic! I’m not much with wrenches and I had taken it to 3 different shops to get fixed but they could not find what was wrong, I took it all apart, spread out on my garage floor, and found the offending part, replaced it, reassembled it and yippee! It worked! Maybe I can be a mechanic in my old age!

My other "Urban Real Estate Assult Vehicle" is a full size van. It has a 36 Gallon Tank and from empty to full now requires $133 which will carry me 310 miles, the capri costs $40 from empty to full and carrys me 420 miles! The downside is I had the van "wrapped" last year when I bought it and now that nice rolling billboard isn't rolling!
