Dear Investor: I'm not sure how rents and prices compare in the Bay Area, but I am sure how they compare in Sacramento and Placer Counties. There have been multiple offers on homes priced at or below median value which is about $225K in Sacramento County and $334K in Placer County. Most of the Sellers are lenders or short sales before they go to foreclosure. Depending upon where you purchase, your investment will cash flow. Make sure your agent knows the rental market as well and has several sources for rental surveys. As a member of the Keller Willams Realty Investors Group, we have all of this information. Dear Patti: CalVet loans are going to be very common in the very near future, but as of yet, Sellers are not on board with them. So, you are brazing a trail so to speak. There are strategies to get an offer accepted by the Seller with your CalVet financing. You will need an agent who is willing to go the extra mile for you in implementing those strategies and thereby setting you up for success in your transaction. And, yes, it will be a tough road and will require a great deal of patience for you.

Since I'm a real estate investor, I thought it wise to get my Real Estate License and apply it to help other investors or first time investors with my knowledge and experience in investing (30 years).
When you really think about it, your first home is actually your first real estate investment. I really enjoy helping first time home buyers with their first purchase. I compare the rush and excitement of your first real estate purchase to bungee jumping or to your first wedding. It's scary, exciting but well worth it in the end. And when you're done, you say, "that wasn't as bad or as scary as I thought it would be."
