Good Evening Todd, Your best bet would be to talk to an experienced loan officer. Your explaination of your current situation doesn't sound that bad. I have been selling real estate for over 16 years and I ofter recommend Joe Proppe, Countrywide Home Loans (Soon to be Bank of America), he has over twenty years in the business and I have seen him work with many customers with concerns and he has found a way to make it work. Countrywide has a vast array of mortagage programs and one may work for you. Joe's numbers are: 452-7136 (direct office) or 727-5872 (cell). You can also email him at Joseph_Proppe@countrywide.com. When you get approved and need to find a home give me a call I have been working with buyers for years and there are some great deals out there.
