Hi Carmen,

The question is a good one, but too nebulous to answer specifically.

Were you the seller or buyer for the property?

Why was the money being held in escrow?

Were the conditions for releasing the money met?

Have you been trying for 4 years to claim the money?

Filing a court order may or may not help you -- depending upon the answers to the questions above.

In some cases, the costs to recover the money may be more than the actual monies being held.

Not sure what it is you want to know....

It is a frame 2-flat short sale accepting offers from preapproved buyers only. According to the listing, the property "needs work".

It has been on the market 236 days.

Hi Marty,

Nick is right, it is cancelled. However, it doesn't mean it is no longer "available". There are a variety of reasons a listing could have been cancelled. If you are truly interested in this particular property for any specific reason, the seller may still be interested in selling.

A little homework goes a long way :o)

I am confused by your question, so forgive me if my answer does not satisfy it.

1212 (whic is part of 1206-1236) W. Jarvis is a condo building located in east Rogers Park. There are 92 units in the complex. Perhaps the owner of the particular unit to which you are referring has it advertised for rent. If you want to know whether or not the rental price is fair, a Realtor can pull comps in the area so that you know what the average market rent might be.

The asking price is $355,456. Is this an objectively fair price or set from a totally subjective standpoint?

The lowest she will take is $351,000. Is this because $351,000 is what she needs? Irrelvant to market
value, totally revelant to her motivations, which may be totally unknown to you.

You won't want to pay more than $315,000. Is this because you want an amazing deal? Can't afford more? Do not think it is worth more?

You are not willing to pay more. She doesn't want to take less than she is willing to. It appears there is an impasse based on a skewed value perception by one or both parties for reasons irrelevant to market value.

I cannot be more eloquent that what has already been stated. Let an experienced negotiator help you in this case. You may be spinning your wheels otherwise and driving the deal further apart rather than closing the communication chasm.
