RD659 is a great project in the booming West Loop. You will have no problem renting it out and it will appreciate very fast. My brokerage, @properties is marketing the project and it is selling very fast. The developer also struck a deal with National City Mortgage and you get 1.5 point off the current mortgage rate. Depending on the size and the upgrades done there is usually a 10K-20K added value in remodeling a bath. Do you want to put a full size washer/dryer in the bathroom? Stackable? That might hurt your resale. The next buyer might not be so fond of that. There are washer/dryers in one that are used right now in smaller condos that do not allow the space for a stackable or side by side W/D. That unit can be installed next to your dishwasher. This is a good time to buy. We have a decent inventory out there and if new construction is your thing, you can get some nice incentives. Unlike other major cities, Chicago's home prices will not fall even if we hit bottom in our market trend. The prediction is that the market will start to recover in 2008, which means that sellers will keep their asking price steady. If you have trouble obtaining a mortgage, try the rent-to-own option. Right now that is the solution for mortgage and credit problems. (If you need more details on that contact me via e-mail). Take the time to go see what you can get for your money.
