Venece Caldwell is achieving extraordinary goals in record-breaking time. Caldwell is Chicago’s most wanted real estate agent. She's sold over $20 Million worth of real estate in just two short years. She dubbed herself as “Simply Connected.” What internet marketing has done for the sale of my client’s homes is “immeasurable” says the 30-Something agent.
Venece is a graduate of DeVry University, where she studied Business Management with an emphasis in Entrepreneurship. “I always knew I wanted to own a business from the time I was a little girl” said Venece. Having a Residential Concierge Firm for 7 years provided me with the foundation I needed to succeed in selling luxury residences. “I provide my clients with a fresh approach to the process.” “Buying/Selling a home shouldn’t be like pulling teeth, but more like picking daisies” said Venece. Complimentary Concierge Services and other select services are standard benefits of retaining her as your exclusive agent.
While pursuing an Illinois real estate license, Venece earned a mentorship with one of the city’s top-producing agents. Her first sale: a $2.8 million listing. In April 2007, Caldwell joined Prudential Preferred Properties, working at their Michigan Avenue office.
Her expertise includes marketing and sales of new construction developments, selling individual property listings, and helping buyers find that special home. A Chicago resident since 1993, Venece has developed an in-depth knowledge of many Chicago neighborhoods and the market values of homes in them. Lofts, condominiums, townhomes, single family homes, and investment property have all been a part of her sales mix.
“I work extremely hard to earn the trust and confidence of my clients. I especially enjoy negotiating on behalf of my clients to get the best price on their sale/purchase”. Her clients describe her as being energetic and fun to work with, making the home buying/selling process more enjoyable and less stressful.
She is a member of the Chicago Association of Realtors, the National Association of Realtors and supports a variety of causes. Still, Venece finds time for fun and enjoyment. She loves to travel, dine out, play sports, and spend quality time with family and friends.

Many people don't realize that buying a town home is very similar to a buying a condo. With shared common areas and other sometimes sizable limitations to the Homeowner associations.

Good Afternoon Cherie,
From what I gather, you are a "for sale by owner" correct?

Hello there,
Only you can decide when it comes to style. Would you consider yourself to be a modern/contemporary type? Do you enjoy the look of clean lines or do you lean more towards the historical. Do you find yourself daydreaming periodically about what life must have been like for the families that lived there throughout the last 100+ years?
A key test would be to take a look around at your current home. What do you love about it? What could you live without? What kind of furniture are you drawn to versus what kind you already have?
In terms of value and appreciation/resale, based on how well they are both maintained and other variables like location, proximity to public transportation, neighborhood charm, etc. they should be able to appreciate well over the years.
Think of appreciation as a bonus. You should focus more on getting it for the right price.
I don't know if you have friends and family that you could poll, but they tend to see you from a better vantage point. They know what your taste levels are and I'm sure they would love to be included in the process.
All the best in your search and let me know if you need additional advice...there is more on the website: - Thu Apr 3 2008, 07:06
Dear Felix,
Condos in RP never stopped selling. I wouldn't go as far as the 30k jump that Zillow suggests, but depending on your specifics, location, and proximity to public transportation, sq. footage, view, upgrades, and etcetera. You will have an appreciation every year.
If it's priced right and is a desirable unit, the buyers will come. Otherwise the rental option might be the way to go until the market turns itself around.
Best of Luck to you - Tue Apr 1 2008, 11:07
Of course you can!
Is there a reason you want to do it without the help of a buyer’s agent?
Did you know that buyer’s agents represent you for free and they have all the insider secrets? Starting with the price the seller paid for their home, the comps of the areas surrounding, Prices of what their neighbors paid for theirs recently, etc. That’s priceless information when you are presenting an offer. Will you do your own negotiating if they don’t accept your offer? How far up are you willing to go? Will you know if you are paying too much? That’s where the buyer’s agent comes in handy. We represent your best interest, just like the seller’s agent represents their client’s best interest.
Think of it this way. If you were getting a divorce from your husband, would you want to use his attorney? Same concept for real estate.
The seller’s commission pays us so you get all the experience and someone to walk you through this arduous process for no money out of your pocket-thanks to the sellers, of course.
Ok, so if you want to do it alone, I would suggest you get a good real estate attorney lined up to assist you with the legalities involved in your purchase? I have one if you would like the referral, he is excellent and has been in practice for many, many years (I stopped counting.)
I have a link below to a very comprehensive website. Click on the Buyers category. You will find tons of information there. If you want the name of the RE attorney, let me know.
Best of luck! - Fri Mar 28 2008, 13:20
