No, I think I understood the question thoroughly, John. However, I respectfully but profoundly disagree with you on the issue. It is the buyer agency agreement that establishes the fiduciary relationship and responsibility of the real estate professional to the consumer.
The risk of no fiduciary relationship for the client far outweighs any perceived benefit of "agent jumping". Afterall, the buyer agency agreement will expire eventually. Lack of fiduciary responsibility can potentially harm the consumer far beyond any expiration of the agreement.
Besides, a real estate professional who can successfully and skillfully explain the virtues and benefits of buyer agency to the consumer will quickly reveal that perhaps they possess those qualities that will insure a successful transaction for the consumer.
