Each area of the country is different but in this buyers market it is important to remember that to be the BEST house you need to have the best price and be in the best condition. You cannot change the traffic flow of your neighborhood but you can update the counter tops and evaluate the carpet. If the carpet is worn or a color that is unique change it out with a neutral color and and updated style. Choosing one or two rooms for hardwood can warm buyers up to your home too. Buyers love granite and marble counters in both the kitchen and bath. There are alternatives such as engineered granite products that go right over the existing counter tops saving money. You would hope buyers can look at your home and picture new flooring or counter tops and make an offer but my experience is with so much inventory they just keep looking for the house that has what they want.
