The short answer is "it depends" - are you willing to undercut the competing properties by X% in order to get it sold?
Sold comps are important as Fulton says, but I believe that Sold Comps Matter Less in this market.

Not every house in Charlottesville is 20-25% overvalued, but if I can come relatively close to justifying it, I'm game. If you're qualified, have a fair amount of cash and are ready to go, give me a ring or shoot me an email.
As far as whether we insult them, that's not so much the issue. All sellers are emotional when considering their houses. How we approach them (and I do so with data and statistics) - we remove the emotions and deal with facts.

Properties in Waynesboro, priced well that show well, are selling -some of which are selling quickly. On which street is your house? How many comparable houses are under contract within a close proximity? How many have sold, and when?
I hesitate to be more specific, as you seem to already have a Realtor and I work in your market.

I hesitate answering this question because the property is located in my market and I don't want to step on your and your Realtor's relationship. If this is the house I think it is,I would first start by verifying the days on market.
