In downtown Concord, active listings are at an average of 97 days on market, pending listings at 69 days on market (the best ones sell first!), and sold listings in the past 6 months were at 89 days on market. Actually, I don't think there are any bad times to buy in the NC mountains right now, as the area becomes more and more attractive to retirees and second home purchasers. Is Spruce Pine still dry? If so, buying before it goes 'wet' (which seems to be inevitable everywhere now) will be to your advantage if past history of other dry towns holds true. excellent discussion. I'd like to add that the folks who choose to work with agents are getting far more than marketing for their dollar. I truly earn my paycheck between the time a buyer writes a contract and when that contract comes through to closing. There are many, many pitfalls in real estate and an experienced professional guiding through is worth more than is paid in many instances. Sure, we all have 'easy' transactions-but they're often seen as 'easy' because the professionals on both ends are seasoned and prepared. As one of my favorite attorneys often says, real estate is 'cookie cutter, cookie cutter, explosion'.
