Johns Island real estate is a great investment for long term, but with the slower real estate market, buyers seem to be choosing James Island and West Ashley over Johns Island. When 526 is extended into Johns Island and more shopping is built, Johns Island will be a great area. Until then, most of the home buyers that buy in Johns Island are buying because they like the country setting.
I own a unit that I rent out in Fenwick Commons. These are well built for the price and you should hear very little from your neighbor! Given the nature of town houses you will hear some noise, but while painting our unit, we didn't hear anything from the neighbor over the three days we were there.

It is very hard to find a waterfront home in Charleston that will meet all your needs: low price, location, water access, and dockable. It is best to keep a good eye on the new waterfront listings and buy when you see a property that meets all of your needs. Real estate prices in Charleston might still go down for some properties, but with as rare as waterfront is in Charleston, I would take that bet.
I think that the quality of construction at Mira Vista is good enough to cut down on noise. There are a lot of younger owners and renters in this condo development, so you will hear some noise through the walls. I would also look at The Retreat condos in James Island. They aren't as close to downtown Charleston, but they offer a slightly higher grade of construction.
