Can someone explain how a short sale works?

Rgr, I just completed a short sale for a client. My client had two mortgages. We first listed the house at market value for about 4 months. In order for a short sale to begin you must have an offer. After no offers we then lowered the price under what was due on the mortgages. We got an offer that would cover the first mortgage but not the second. I contacted the second mortgage company and they requested a net sheet. They got back to me within 24 hours and told me their bottom line that they would except which was about $35,000 less than what was owed. The buyers agent and I negotiated the amount with our clients and came to an agreement. This benefits the seller so as not to have a foreclosure on thier credit history and hopefully be able to buy again sooner than if they had. And benefited the buyer because they moved into a new home with a good amount of equity in the home from the start! A great investment! - Wed Oct 31 2007, 19:52

Ashli, Mt. Pleasant is certainly a nice area and has many "new" homes to offer. However, new homes are going up all over the Charleston area! It is a good idea to check out several areas for convenience to work, leisure activities, shopping, etc. Charleston has lots to offer! Yes there is. At present it is $170 per year. I personally lived in this neighborhood for seven years. Great neighborhood!
