Ok.....so, if I may..........let's take this question, change it a bit, and ask......how about a "consulting" fee to do a CMA?
Nothing big - maybe a nominal $100 or so...... ...refundable at the time of LISTING..........I won't even make them wait for a closing!
My plumber gets $75 to walk in and diagnose a problem.....he gets paid even if he doesn't do the job.
I just think we do too much for free (it's one of my pet peeves, what can I say).
How easy it is for a seller to call in 3 or 4 of us......we're all free.. we spend hours (well I do anyway) putting together a marketing plan, stats, graphs, etc.......we smile, leave, and get the call that they're going to try it as a fsbo.....or they went with another agent - who gave them the higher price or a lower commission.
Well...........it's just an idea. it will probably never happen.
When you pick up a free magazine/circular at the market - how often does it wind up in the garbage before it's even read.....pay $1.00 for it, and I bet it's read cover to cover! I think there is a perceived higher value on something you pay for.
