Looking to Move in June 2009 - What Do I Do Now & What Areas?

It is never to soon to start searching online to get familiar with prices in the area. I recommend looking at MacKenzie Square, Arbor Point, Patterson Glen, and Hope Valley. A good buyers agent will advise you on resale history and show you recent sales to help you make an informed purchase. Dear Anna,
I doubt the builder was trying to be deceptive. They stated that the prices "started at" and they should be able to build you a unit for that price but you will get no upgrades. I agree that it is very far from Chapel Hill and the location is a huge compromise. You will get less in Chapel Hill but I recommend looking at some properties in North Chatham. You can find a nice property in near new condition in that range in that area. There are also newly renovated condos at the Retreat in Chapel Hill but they are small at 900sf and there is just one bath. Good luck. - Mon Jul 21 2008, 13:01

Typically the owners are not pricing their homes. If they are listed on the MLS, they probably were priced by a realtor. In our market, we price homes where we believe they will sell, using comparable sales (homes similar in sf, location, style, etc that sold in the last 6months). There is a very simple answer to this question....Location. Meadowmont is very conveniently located just a bike ride from UNC, on the free busline, and a short walk to the Friday Center. It is a beautiful neighborhood that offers a walking community lifestyle with its own post office, grocery store, restaurants and shopping. People who live in Meadowmont also have use of the community pool and fitness center and UNC Wellness Center is also located there. Those who live there, love it. - Sat Jul 12 2008, 04:28

Dear Melissa,
Homes are averaging a little over 100 days on the market right now in Durham. When to put your home on the market depends on several variables. I recommend getting your home ready and on the market no later than February to take advantage of the early market. In the meanwhile, I would begin neutralizing all decor, paint rooms beige or taupe, remove clutter, start cleaning out closets, (donating and selling what you will not move), etc. For a more comprehensive list of ideas for preparing your home to sell, check out the sellers section of my website.
