In my opinion, the market still has additional correction to endure. This is, in part, due to the existence of numerous adjustable loans that will have their rates reset between now and 2011. There are, unfortunately, many homeowners that will be unable to make the payments once the reset happens. There may be less of an impact in localized areas, but the effect will be sufficient to cause the market to rate California, as a whole, as an adverse market.
I advise my clients based on their particular needs and goals. If you are looking for investment properties and plan to sell within the next few years, my advice is absolutely WAIT! If your investment window is five years or greater, now may truly be an opportune buying time. Interest rates are still at very resonable levels and most terms are good, other than the "adverse and declining market" conditions. - Wed Apr 23 2008, 09:11
