A Realtor can help you with that, most have some listed. The local Home Builders Association has a directory that they will email you with the names of builders and developers, call them they are all trying to sell their lots. Call the banks because we all know they are sitting on a ton of foreclosed lots in subdivisions. If you want to come up to Cartersville, only a 15 minute drive north I-75 , I have some beautiful lots in two neighborhoods that are steals. They are great investments if you can afford to keep up the property taxes and hold on to them for 3-5 years. There are 120,000 dollar estate lots that Regions is accepting contracts for $29,000. in one of the neighborhoods I am selling in. Today that should not be a problem as so many builders are giving back their lots to the banks and some are being forclosed on every week. If you would like to come up the interestate 75 to Bartow County I have plenty of lots to sell you at a great price in very nice neighborhoods. Once the banks have forclosed on the lots they usually place the lots with a Realtor to sell them. In that case they should be coming up on MLS and FMLS under residential developed lots. Second, call the banks, Regions, SunTrust, ect and ask to speak to the person that deals with builder construction loans, this person should be able to help you and believe me if they have lots they will roll out the red carpet for you. I personally know of 2 builders in Cobb going thru this and the banks have their lots, very nice subdivisions. It won't be hard to find just your effort . Buckhead is good but you have to want to be in the middle of everything. Alot of traffic and noise, it is the preferance for the younger generation, with the club life, ect. Dunwoody, Brookhaven and Sandy Springs, are great areas with lower property taxes and great schools. We spend a lot of time in Charlotte and if you want to try to copy what you have there I think the Dunwoody or Brookhaven areas would match closely These areas will always remain sought after areas, values will reamain because of the corporations in the area and hospitals. Alot of medical communities are in both areas which always makes it good for resale. I would love to help if you are not working with a Realtor. - Mon Jul 21 2008, 07:15
Maybe you should have requested this; I need a Realtor that is a excellant negotiator that can save me 1.5% or more on the sale transaction on a new home. This is much more likely than what you have proposed. Most agents only recieve 1.5 to 2% of the 3% commission. It sounds like you need to experience one of these discount brokage companies, that give you what you ask for. - Fri Jul 18 2008, 14:42
Get involved in your local Chamber of Commerce, Church, neighborhood association, school, ect. Run an ad in your local newspaper, I put mine in the sports section. Do lots of volunteer work. I had alot of response years back on a magazine that was geered to the homeowner with great articles, ect. That really got me started. I focused on a great older neighborhood and two other smaller ones. The extra mags i took to the hospital and drs. offices and set them out in the waiting rooms. After 2 years i stopped and i recieved so many calls from people that missed recieving it, even the drs offices. The cost was 0 to me. the inside cover and back cover was paid advertising by mortgage co. attorneys, ect. - Fri Jul 18 2008, 14:28

The property has to be advertised for 4 weeks in the newspaper then it will be sold on courthouse steps. Do all your research on the property at the courts house to make sure you find all the leins. Go knock on the door of the home owners and see if they will talk to you. There is a way that you could benefit them and get a good deal for yourself if they are will to work with you on selling it to you vs. ruining their credit. They have up to the day before the sale to wire the needed funds to the bank to keep it out of foreclosure. You could do a wrap around loan with them or offer them a small amount of cash ( $2000.00) and pick up their balance on the loan, keeping it in their name, doing a Subject To Sell. They sign a power of attorney at closing over to you and you have all info, from mortgage company sent to you. You become the new owner. If it is a great deal you will be bidding with other investors at the sell. You have to have a certified check from a bank. Not knowing what the final selling price will be you should take a couple of checks with you. Good Luck. - Fri Jul 18 2008, 14:17
