Not many properties in San Diego pencil but the market is a lot better now than a couple years ago.
One of my favorite areas for beginning investors is Oceana, a 55+yrs community in Oceanside. You don't have to be 55 to own them, just to live there. Condos are selling for around $200k and rent for $1200-1300/mo. In my experience, Seniors make great tenants.
There is also a bank owned condo in Encinitas listed for ~$285k in a nice complex that would rent for $1600/mo.

Hi Sharon,
I have also heard Carmel Valley has the "Keep up with the Joneses" reputation. I think the lifestyle is pretty yuppie suburban, lots of newer planned developments with homes and condos surrounding the usual shopping centers and office parks. In general, CV home prices are a bit higher than in La Costa.
As I live near La Costa (Encinitas) I am more familiar and partial to the Carlsbad area. In my opinion, slightly slower pace and a little more culture and tourism. Always something to do in Carlsbad (Museums, gallerys, antiques, Legoland, tons of great restaraunts, lagoons and beaches, etc). More variety of home communities and prices around La Costa as it is older than CV.
If you spend some time exploring both areas I think you will get a better feel for the lifestyle differences.
