You are in a great position to be looking to buy . The prices have come down to a very attractive point for alot of buyers who could not get in 2 and 3 years ago. Doug Clark is someone who knows what he is talking about .

Hi Dave,

As a Realtor in Wildwood Crest I have to say you are in a very good position. Alex and Corey are correct but going conventional most mortgage co's are looking for 10% in this market. Off the top of my head I can think of at least 30 properties less than 300k that would be 3 bedroom with garage and some are 2 blocks to the beach. If you have not contacted a mortgage rep. that would be my first suggestion for you.

Reeds Beach/Delaware Bay - Bayfront properties

Hi Lucy,

The Delaware Bay area of NJ is I think the most undervalued region in the state. Although it has been getting up there the last few years. I recently sold my byfront home because it was too small and I am still looking to move back there in the next 5 years. I would say depending on your budget that the Cape May Beach area or Pierces Point is your best bet .

The migratory birds that come through each spring is a pretty big deal to locals. They flock by the millions to feed along our coast. The numbers have been way down in recent years though. Still there is nothing that compares to those sunsets.

I strongly agree with Thomas. It all depends on the deed . Working in a second home market we see this quite often . Unfortunately it divides family members where the intention of the departed family member was to hopefully bring them closer. I personally am in a property with my brother that was deeded to us by our parents. I wish the deed was different so I could move on but I can't . Good luck with your situation.
