About Me
I relocated to Southwest Florida and Lee County in early 2001 to continue my career in one of the fastest growing metropolitan areas in the nation. I am very proud to call Lee County my home.

Throughout my career as a licensed real estate sales associate and a licensed mortgage broker in the State of Florida I have enjoyed helping people in buying and selling real estate in addition to assisting members of the community in times of personal crisis.

Have we reached the BOTTOM yet in Cape Coral?

While this question was asked back in October of 2007 the question does still have an bearing on the consumers perception of our market and what is going to happen.

The past few months have been busy with activity in the City of Cape Coral specifically. Between Januray 1st, 2008 and April 30th, 2008 just over 900 residential (Homes, Condos, Multi-Family) properties SOLD. While gathering this data at the end of April 2008 there were also an additional 900 properties PENDING sale. PENDING SALE is when the buyer and seller have decided on terms and are proceeding to closing.

Consumers are buying properties and many of my customers have encountered multiple bid situations over the past months. Multiple bidding is a good indicator of consumer confidence in their real estate purchase encouraging other potential buyers confidence also. Depending on the property we may have reached somewhat of an ARTIFICIAL LOW in property pricing if the consumer is willing to pay slighlty more that asking prices on property.

The facts are that you are not alone. Many who people bought and built homes are now hold assests that are valued less that their original purchase price.

The way our brokerage has been assisting customers in this situation who have a financial strain or hardship placed on them is through listing the home For Sale and negotiating with their lender to perform a Short Sale on the property.

Grandezza is a really nice community. While prices have adjusted in a downward fashion at this point remember that historically real estate is a market just like everything else that is bought and sold. Right now we are in a downward adjustment - the market will go back up - it's just going to take time - Estero is a hot bed of new development and it's vicinity to the airport and malls make it a great location !!! - Sat May 3 2008, 18:08

You posted in Cape Coral but mentioned Coral Springs? If you're searching for a pre-foreclosure or already foreclosed bank owned REO property in Cape Coral FL (West Gulf Coast) property prices have adjusted downward significantly and there are properties on the market in your price range.
