"To whom it may concern: I used Artur Urbanski, as an agent to represent me in my recent house search. This was the 8th house I have purchased in my lifetime, and for the first time, I felt comfortable and compelled to provide a reference. Compared to other agents I have used in buying and selling transactions, I feel that he provided several important advantages in helping me complete the purchase. First, in a financial transaction in an illiquid market, where value is in many ways a matter of personal taste based upon feelings rather than financial discipline, he helped bring the most structure and quantitative discipline to the offer process I have encountered. He helped me understand a rational way to price and evaluate a homes intrinsic value. While nothing is perfect, it helped me get comfortable that the offer I made most closely aligned with the long-term value of the property. Second, in negotiating the deal points, Artur proved a valuable go between in what was a rocky negotiation process. He helped negotiate through some very difficult issues, and helped me appropriately discern the difference between deal breakers and reasonable accommodations. I never once felt that he just wanted to complete the transaction. For homeowners, which is better a short sale, or a foreclosure?

The best is loan modification if one would like to stay in the house. Lenders are much more forthcoming doing modifications these days. You might do them even without defaulting on payments. If one wants to leave the house, short sale is better, as the credit implications are much less severe as it is for foreclosures. - Wed Oct 29 2008, 10:38

Pre-approval for short sale. Is it a must?

In California most lenders (I would say all( require pre-approval. You can pay the deposit, but you don't have to. It is a matter of agreement. Many agent require it just to make sure that buyers are serious enough. It can be deferred until the lender approval is obtained. If you decide to pay $1000 make sure that it goes to escrow. Are you dealing directly with the Listing Agent responsible for short sale or you have your agent? - Wed Oct 8 2008, 14:26

Hi Ali,
If you have enough equity, short sale is not an option. Yo have a few other options however, such as loan modification or short refi. In first case your current lender have to agree to reduce the loan amount and the loan rate, based on your current ability to pay. The second one requires you to qualify for a new loan (at the 90% of the current market value0 from the FHA approved lender. There are pros and cons of each solutions and the will vary dependent on your specific situation an ability to qualify for the new loan. If you don't. loan modification might best and the only solution. There is a number of both, very expensive locations and inexpensive (relatively speaking) in both counties. You have Los Altos and Palo Alto in Santa Clara county and Atherton, Hillsborough and parts of San Mateo and Burlingame among the most expensive locations. - Sun Sep 21 2008, 00:14
