Testimonials
"We are very glad we asked Chip Warner of the Warner group to sell our house. The whole process went very smoothly. He first advised us how to prepare the house to make it attractive to buyers without spending a whole lot of money. Turns out the advice worked, because an attractive offer was made within hours after the "For Sale Sign" was pounded in. This was before the first open house was even held. All this took place in a down market. Chip advised us how to structure the contract to avoid possible pitfalls later on. Good thing, as one of those pitfalls came to pass. But because Chip had head it off at the pass, it was a non-issue. Several minor things cropped up before closing. Chip dealt with all of these with common sense solutions that both we and the buyers could readily agree with. Nothing beats dealing with an experienced, competent, professional!"

"Chip, you exceeded all our expectations and went above and beyond what other real estate agents would do. Traveling to properties and videotaping them saved us from making another trip to the area. You also did a great job of ensuring the entire process ran smoothly...from cradle to grave. Thanks again for a job well done. I'll definitely recommend you to anyone who could benefit from your services."

Do you think this is a good time to buy in Reston Va ?

Chip Warner answered:
Hi Deb -
I'm a realtor in Northern Va and I think it is a great time to buy if you are in it for the long haul. Prices are way down from a few years ago, seller competition is high, home selection is great and interest rates are at near record lows. About 5.75% as of yesterday. If you buy the home and plan on keeping it for the next 3-7 years, I believe you will have the enjoyment of a home you love, the tax benefits that come with home ownership and equity when it does come time to sell in 3-7 years. - Thu Sep 18 2008, 05:39

Closing question-if the settlement date passes

Chip Warner answered:
When all parties agree in writing to settle on or before a specific date, it is binding. If one party fails to meet its obligation, they are in default of the contract. If you were harmed, and can prove it you could have a case. You must show up for the scheduled settlement and register with the settlement agent/attorney to keep from being in default yourself. If the seller does not show, you could have a legitimate case against the seller. This is a legal matter and you should consult an attorney, but in real estate, you can recover any damages plus attorney fees if you win your case. - Thu Jul 24 2008, 05:33
