I think they are a waste of money. If you are a good Realtor, you check MLS daily to see new properties in the areas that you cover. Do you really want more emails about properties that are sometimes located 2,000 miles from you?

I get listing widgets from as far away as Chicago and Arizona, for $500k houses! Why are these agents spending all this money?

I suppose if the emails are really targeted to your buyers and perhaps local agents it is ok. But 100, 500, 2000 miles away? Not so much! - Fri Aug 8 2008, 10:14

This is a complicated question as every building has different requirements. There are two caveats. One, the Board of Directors must follow the Fair Housing Act and associated regulations, and connot discriminate against any protected class. The second is they should be consistent in their application of their requirements. Unfortunately both of these are frequently violated.

Almost all buildings have a basic cash requirement, ranging from 10% to 25% of the purchase price. Some have higher requirements, and a few do not even allow financing. In most cases 20% down is the most typical.

From that point each property evaluates you differently. Some are very income driven, and have minimum income requirements or look at debt to income ratios very closely. Others are more asset driven: after your downpayment they may require that you have a certain number of months of maintenance in reserve. All look at your credit scores. In the current market your scores need to be very good.

As the market has become more difficult both the banks and boards have been looking more closely at buyers financials. With the run up in fuel costs, real estate taxes and con ed bills, the boards want to make sure that the buyer can afford it. Speaking as a Board President, there is nothing worse than having to put a shareholder in default becasue they cannot afford to live in the building. So we do everything we can to prevent that at the time of the interview.

I stongly suggest that you hire a Realtor as a Buyers Agent who is well versed in coops in your area. He or she can help you wade through all of this. it can be confusing, and sometimes frustrating dealing with boards and managing agents. A good Realtor will shoulder much of that stress for you. current commission rate for realtors in ny

Hi Sarah!

Under New York State Real Property Law, all comissions are negotiable. It is also not appropriate to discuss comission rates in public, nor may agents collude in setting rates. The Federal Government has been watching this recently and all Realtors must comply.

Having said that my suggestion is to focus on the Realtor and the company behind them, rather than the fee. Regardless of the negotiated rate, if the agent does not have the marketing skill and the technical knowledge to sell your property in a professional way, plus their firm does not have the resources to support them, you are wasting your money. This is a tougher market than we have seen in the past few years, and right now experience counts. Even if you end of spending a few extra dollars, it may be well worth it in the long run! So look at the big picture, interview several agents and you will know when you have found the right one! - Sun Aug 3 2008, 13:39
