I am a partner and Designated Broker of BCI Properties, LLC in Tacoma, Washington
and my wife Emily is a partner, Licensed Agent and Transaction Coordinator.

There are three things we focus on:

1. Real Estate - Residential and commercial sales.
2. Rental Property Management - residential, for our own rentals and for clients.
3. Investments - we invest in from 3-5 houses a year personally and help others do the same.

It looks like a feeding frenzy with out of the area agents waving their hands in the air "Pick Me!"..., but I suppose that that there are a lot of Agents who need the business and spend lots of time online searching for leads and whatever business they can find... me too sometimes. Right now I get from 4-7 good leads a day off the Internet. One thing that always makes me wonder though is how an Agent who is perhaps 40 miles away can say they know very much about the Tacoma market...really. Even the Gig Harbor Agents now need to pay a toll on the new bridge and jump into that territory.

Guess its ok, but if what happens if they need to show homes day after day? Will they handle it well? Its been my experience that many will not. - btw, This would have been a good post for the Agent-2-Agent section.

I don't know Don Dutton personally, but I like his posts and he has been around the Tacoma area a long time... longer than I have. I personally work with Ft. Lewis and McChord with their online Relocation services and place a lot of Military personnel. We assist with shipping, moving and utility needs too. -

As for local info for your people..., there are jobs here and certain areas boast better schools than others plus there are a couple bedroom communities that appear to be more desirable than others. There are certainly some areas that may not be best for your friends to move into.... but most Agents will not post that kind of possibly discriminating information on a Public forum...right?

Home prices can be from $136,000 for a 2 bedroom average home in an average area, to $249,000 for a fairly nice 3 bed, 2 bath home in an average neighborhood. Upscale areas can demand upwards of $289,000 to $349,000 or more for 3 bed/2bath homes. --- One good option may be to rent until they get to know the area better..., even 3-6 months.

Now be nice all you out of area Agents who posted for Tacoma business, and don't give me too many thumbs down. - oh go ahead if you must. - hehehe ;-)

Sorry about the new user below... just a simple mistake of placement.

- As for your question, YES in most cases you still owe the money if you have not released ownership and been released from debit through a Bankruptcy Court or other legal action. - If your Lien Holder has repossessed the home or if it sells via a Short Sale or if you have just walked away from it... you should contact your Lien Holder to ask what their policy is and what they intend to do about it. Its your right to know. - A good BK Attorney may be good to consult. ----

I have found many people do not realize that there may be several months left before a full Foreclosure and in a case like that you could contact a good local Realtor to list and possibly sell your home, even if its a Short Sale....which would be better than doing nothing and letting the Foreclosure happen. You gave no address. However if you find a real estate agent that you like, most of us are happy to do a quick search online and give you that information. Its just part of what we do. ----- You can also go to your local County Tax Assessor or records and ask for such information.

Buy now or later? What is a realistic budget?

Hi Allyson,

You have a great questions... the real estate market has taken quite a hit in the past year and it is possible that some areas will still see more decline in the next year, however if you wait till the market really hits rock bottom to try to squeeze that last penny out of a deal.... its like jumping over a dollar to get to a penny, IMHO. - I would say Buy Now, and its best to search for a savvy, expierenced Real Estate Expert in your area who will know your market best to help you make the right choice. This will be "your" Buyers Agent .... and will cost you nothing. Sellers typically pay all agent related fees.

I would never tell you to do something that I am not doing myself. Emily and I have just bought 4 homes and a duplex in the past few months. Will house prices go down any further? Maybe... but maybe not. A good thing to look at is the price of other goods. Is gas prices going down or the cost of milk? Nope.

Population grows at a marked rate as seen by growth demographics over the past 100 years, people need to live somewhere and schools keep graduating a new crop of consumers each year. Go for it!

Your local Licensed Real Estate agent can provide that for free, just ask. They will do a search on the local MLS and email or print out a list for you. You can also go to your local County Assessor's office and ask.
