I am a full time Realtor since 1996. I specialize in Residential , Investment and Relocations in South Brevard County Florida, including, Melbourne, Eau Gallie, Palm Bay, Grant, Malabar, Valkaria, Rockledge, Suntree, Viera and the beaches-Melbourne Beach, Indialantic, Satellite Beach, Indian Harbour Beach, and portions of Merritt Island.
I spend a portion of my time assisting Investors in buying, renting and owning Real Estate. I have been buying, refurbishing, holding, renting and managing investment property in Melbourne since 1996. My broker has been investing for nearly 50 years. In my opinion in real estate investing wealth is created over time.
Today there are buying opportunities available for owners and investors. And sellers that purchased before the peak of the market here in 2005, are in a position to profit from their home sale.
Take your time, do your homework and choose wisely.. Interest rates are still low and prices are at a realistic level. So, don't wait until interest rates go back up!

As a Florida REALTOR my responsibility to a seller is to make sure that their home is properly staged, either by the owner or by a professional staging company, before it goes on the market. The home must appeal to the widest array of buyers in the marketplace.
When sellers have customized colors that are specific to their own tastes, we ask them to paint the walls to neutral, subtle colors. If there is wall paper, often times we ask that it be removed. If there are too many pictures, or too much furniture or too many knick knacks, we ask that they be removed. Our objective is for the buyer to be able to view the house itself, as opposed to the owners furnishings. Typically, a home on the market looks very different than it looked prior, when it suited the owner's specified preferences.
You are correct that crown moulding and plant shelves are often attractive to many buyers.
I am only speaking from my experience. Thus, I don't know how other Florida REALTORS may respond.
My recommendation to you may be to focus on owners after they have moved into their new home. Then, they can personalize the home to suit their tastes.

A good place to start in monitoring your credit is by pulling your own free annual credit report.
According to the Federal Trade Commission in 2003, FACTA: at your request, once a year, the nationwide credit bureaus must provide consumers with a free copy of their credit report. This includes the 3 major reporting agencies Equifax, Experian and Transunion. You may get your reports online by visiting AnnualCreditReport I believe it costs extra to actually obtain your credit scores from these agencies. - Tue May 6 2008, 11:31
That's a tough spot to be in. However, as you stated, it may be difficult to do anything without a signed agreement between you and your roommate.
