Robert, the reatlor, The property is not attached. You are welcome to go and visit it and confirm what I said earlier. The property was a duplex and has been remodeled; however, since a duplex was on the property and the property was zoned a duplex prior it allows for a R-20 or R-40 zoning rule. Under this rule which is the rule used for the horizontal property regime, two homes can be on the property. Prior to the change, the properties were required to be attached by a connector of some sort. Now they do not have to be attached. If you sell many homes in area 2, then you are very famiiar with this concept. The Hozizontal Property Regime chartered with the state defines the home as a type of townhome; however, Realtracs allows for either entry in the system. Because there is not a setback requirement from the other property, they are a zero lot line. With most of these homes built to be single family homes, they are typically listed in Realtracs as a residential zero lot line. This is not like a condominium because with a condominium everything is owned in common with all the other tenants except for what is your interior. In a Horizontal Property Regime with private elements (which is how most are defined), the owner of the property owns the house and the exclusive rights to use the property as divided on the tax plat and as set up in the master deed.
