Depends. Many REO's are listed with real estate agents when they become available for purchase by the general public. Howeever, if you find a good agent who is willing to work with you as a Buyer, and you work out a contract with them, they can dig deeper and get all kinds of information on bank-reacquired properties, even before they hit the auction block. I am currently working with an investor, and am contacting banks for him prior to the properties being listed with an agent. I obtain come of my info from the buyer, and some from the county courthouse. I also have established relationships with some of the agents in the area that specilize in listing foreclosure proeprties, which is also very helpful in picking up foreclosures.
