About Me
I am a realtor who specilizes on North O.C. California. I am excited to see how the market has changed on the last month and a half, (N. Orange County California). My open houses have been very busy and multiple offers are taking place. If the homes are priced right, the sellers will get offers in.
I am also involved with real estate in Mexico, if you need any information about how to purchase a property by the ocean or inland, I would be able to help you. Hi Shane,
1.-You should set up a sign in front of you house on Monday to advertize the weekend open house with the time that you will hold your open house.
2.- You should post your open house in different websites and local papers a few days in advanced
3.- You should hand flyers to your neighbors so they can promote your open house within their sphere of influence (pick your neighbors).
4.- If your house is within price range for first time buyers, you should hit some apartments, condos etc. (buying Vs. renting)
5.-If you live by businesses, ask them to post your flyers by the employees rooms.
6.- If you live near a school, hold an open house on Friday after school.
7.- You could also visit near by neighborhood of a higher scale and promote down sizing (good for todays market)
STILL, THERE IS A VERY LITTLE CHANCE THAT YOU WILL SELL YOUR HOME IN AN OPEN HOUSE (1%). OPEN HOUSES ARE FOR REAL ESTATE AGENTS TO PROMOTE THEIR SERVICES TO THE BUYERS LOOKING AT THE OPEN HOUSE.

You might get a better price on a bank owned property, but you might also get a property with no guaranties, sold as is, and they will not pay for any repairs. I rather guide my client to purchase a property that is not distressed, and negotiate for my buyer a good deal based on comps. - Mon Apr 21 2008, 22:13

how to find a good buyer's agent in Diamond Bar area?

A good buyers' agent, would be the one who will do the following for you:
1.- Finds you the perfect neighborehood.
2.-Put together your needs and your wants in the right home for you.
3.-He/she should be able to provide you with FACTS about the market and not opinions.
4.- Should have very strong negotiating skills.
5.- He /She should know where the market is heading.
6.- Should also know the inventory in the area.
7.- He should be able to present the offer to the sellers ,and not via fax to their selling agent.
8.- Should preview all the homes before he takes you for a home tour.
9.-A good agent should be passionate about finding you the home of your dreams, not just a house for you to buy so he/she can make his/her commision.
10.- A good agent should always be reachable, and/or answer your phone calls right away.
11.-a good agent should keep in touch with you before, during and after you have purchased your home
(For years to come).
Agents representing the buyers will make their money by splitting the commision that the seller is offering to the brokers for selling their home.
You should interview your agent by asking him/she about any of the points that I just mention.
