Hi Patella... The July 2008 Trends Report for Sarasota Homes AND Condos reflects a Sold/List Price
Ratio: 90% with 150 Days on Market. This is an average and will vary according to the property amenities, location, neighborhood amenties (waterfront, island, golf course, standard suburbian, condo or single family). Short Sales come with their own set of rules at direction of the Third Parties involved. Bank Owned properties are again entirely different.
Patella there are plenty of properties available to suit almost, if not all, of what you may be interested in. What's the right price, will be determined by what is the property, does it offer most, if not all, of your wants, and what your planned use is. Pre-Approval Letters, if financing, or a Proof of Funds Letter, if paying cash, will be needed. So be prepared and Welcome Home!

Hi Jo! REOs, also known as 'banked owned', the bank sets the pricing on the property to be sold. They may use more than one opinion in determining the pricing, such as, receiving 'suggested' pricing for a sale from more than one Realtor and/or their own appraisers.
