Debi hit the most common items on why a home doesn't sell very quickly, but one other is the number and mindset of buyers. A home listed on the market has to be priced right from the start. The majority of interest is within the first 2 weeks, and if the home isn't priced attractively for the buyers, it will blend in with the rest. Matter of fact if priced to high, it will drive people to buy the competition and leave your home on the market. Debi stated the "stigma" of an "old" listing, and what happens is the buyers look at the days on market and believe most sellers with an old listing are getting anxious, and are willing to take less for their property. What happens then is the home sells for below market value.
If you will market your home for the lowest price you will accept from the beginning, it will be a better value for the buyers, generate more interest, and gain more offers. You don't have to bargain down if it is a good deal, the buyer's agent will let the buyers know it is a good deal at the asking price.
Don't forget to be realistic, the value of the home isn't what you want out of it, what you paid for it or the sum of purchase price and improvements. The market value is what a buyer is willing to pay for it compared to the competition.
