"Our son needed to find a condo and Boulder and, knowing no one in Boulder Real Estate, I did an Internet search. Based on their web site information, I contacted three agents with my set of questions. Jenny not only responded to me first, she responded to me with the most complete information. We come to Boulder very shortly thereafter with a small window of time in which to find a place. Can seller back out of contract?

Hi Rinh,

It's difficult to say since there are many variables involved and each contract is different as far as specifics, but the short answer is that you really need to consult a lawyer. Make sure to re-read the contract you signed as well, especially regarding sections 21 and 22. But as was stated below, real estate agents cannot give legal advice so do make sure that your agent does not and he/she should also be suggesting you consult legal advice as soon as possible. Hi Georgia,

Thornton will definitely have what you are looking for as far as community, recreation and parks. There are many pockets within Thornton that you might like and some that are very new. Your price range will get you a fantastic home in either place, maybe even less than you were planning on spending, depending on exactly what you are looking for. Broomfield is also great, but the location is farther from Commerce City.

Hi Mary,

My first question for you would be what your work/recreation plans are? There are different areas in Denver/Boulder that would suit your needs (and could be found in your price range, depending on the size house you want) but depending on where you would work and what activities are important to you might change your ideas.

Generally speaking, newer homes would probably fit your description of "cookie cutter". Older, more established neighborhoods usually have larger lots and also more mature trees. I specialize in Boulder County and I know you can find what you are looking for here. There are other suburbs that might work for you (small pockets) and also in the city of Denver.

As far as school districts I can only speak of experience with Boulder Valley, and one site I like is Yahoo's:
http://realestate.yahoo.com/Colorado/Boulder/Schools/result.html. This will give you some great information on schools and districts.

You've got a lot of time to work with here so my advice would be to plan at least one trip, scout out neighborhoods, talk to the school principials and visit the schools yourself. The best way to know if you'll like a suburb or neighborhood is to spend some time there. Of course, research as much as you can online first. Hi mary,

What you are looking for is possible to find, it just depends on your price range and specifics of the home you would like. One thing you noted was that you were looking for wooded lots and views. It depends on what you mean by wooded, and also what you mean by view. Some homes have amazing views of the mountains or city view, I assume you mean mountain view. Finding a home with all three (acreage, wooded, view) is not impossible but will be very pricey. Most of the suburbs are very family friendly and there are several good school disctricts in this area. Areas north and south of Denver/Boulder could have more acreage and the Denver metro area has an abundance of trees, so an older area would have more mature trees. Being within an hour of DIA should not be too much of an issue, but be sure to check out the E-470/Northwest Parkway route which isn't cheap but we make the 35 mile trip to DIA in about 30 minutes with it!

It seems that you have a lot to decide before even looking at homes. I would recommend http://www.city-data.com since there are many people from all over who can give you great, honest advice on where they live.

On another note, I am also from the Chicago area... grew up in Champaign and moved to Chicago (Evergreen Park, Ravenswood, and LIncoln Park) as a kid and went to college there. Let me tell you, the weather is much better here! We've also got two children under age 5 so if you have questions about that and schools, don't hesitate to ask. I think many people can understand your frustration. Keep in mind that since your condo is currently on the market with an agent that other agents cannot solicit your business. So please consider this advice and not a solicitation.

Ask to see the comparables used when pricing your unit. Also keep in mind that prices change constantly, as soon as a new unit is on the market, it becomes a new comparable. This can be especially frustrating when the new units coming on the market are priced lower than market value, however this is what buyers will compare to. Ask for a comparable update every two weeks or every month to make sure your price is on track. Also, ask your agent to take you to some comparable units so you can see for yourself what your competition is. Also compare what marketing he is or is not using compared to other units.

Most important is to talk to him about your concern. My guess is that he will do what it takes to make you understand the situation and keep your business. Communication is key!

So take a deep breath and write out your concerns and send him an email or give him a call. There is a buyer out there for your property! - Sat May 17 2008, 16:01
