Seriously, I can't tell you if the train will be too loud for you or other people. It's personal taste. Generally, the presence of a commuter rail has already been priced into the value of a property unless the MBTA laid tracks last night and started running trains this morning without telling anybody. So, you are probably going to buy a property for less money because it is situated close to the tracks but don't expect to become a real estate millionaire on the other end by painting a mural of the Fiji Islands on a wall between the house and the train tracks. Well, by safe do you mean no hookers on the corner? Well, then yes. West Roxbury is safe. Ok, Fine. I don't really know if West Roxbury has any hookers on the corner but I can tell you that Chinatown is a great place to find hookers on the corner! Ok, ok, ok. The best thing to do is get some information from the Boston Police Department. I think they should have some sort of literature or web page to help you find out how many people are getting murdered, sodomized (against their will) or just plain tickled (sort of like what Massachusetts State Senator James Mazilli was ALLEGEDLY doing). Courtney, I usually show "Entry Only Listings," which your listing qualifies as, only when specifically requested by my buyers, as a last resort or when the commission is at least 2.5%. Otherwise, I would rather show a listing listed by an actual real estate firm with actual real estate agents. I suspect many other real estate agents feel the same way and employ the same tactic although they probably won't tell you that. And it's not just the money. I generally don't like to deal with FSBO's because many of the FSBO's I have dealt with in nine years of selling real estate have been just flat out kooky. Good luck, Jon - Thu Jul 24 2008, 20:40
Specialize? I don't really have a specialty because I pride myslef on being a well-rounded broker. I have extensive commercial and residential experience in both sales and leasing. Experience with first-time homebuyers and developers. Experience with short-sales and bank owned properties, both of which are types of foreclosures.
