Hi Mary Ann,

I'm a N.C. realtor, and each state is different. Is it a singlewide or a doublewide? It's usually best to seek out a mortgage company, as they've got access to monies from multiple sources. Each group has different requirements. Stay away from internet sites, call your local groups, shop a couple of well known companies , such as Wells Fargo, Countrywide. Also, do you belong to a credit union? You can be pre-approved over the phone, and know your limit, but don't spend all of it! Have you found something you like, do you have a copy of the listing?

Work with a reputable realtor, who is your Buyer's Agent, and NOT working for the seller. The seller pays the commission, most of the time.
