Why is it so difficult to buy an REO?

Hey Milwaukee:

Yes, we have all had our difficulties dealing with these sorts of offers. I've found that the short sale process is absurd and many sellers haven't been pre-approved for short sale. The foreclosure side of the market seems to move much more swiftly.

I have sold both and while the short sale took many months and challenges and answers similar to what you stated, the foreclosure took on 2 days and a closing in 30 days.

The banks have ever changing policies and are inundated with challenges so unless you find a broker and agent who are familiar with the dealings of distressed and bank owned properties; you'll be "hanging in there" for a long time and with no answers.

Generally you can not. But there are terms within the contract that state for such events.
A real estate attorney would be the solution.

Ashley: You certainly can make offers on a home purchase with an added contingency for you to sell your home. However, most sellers don't like taking their home off the market while waiting so you'll want to price your current home extra well to satisfy a more quick sale. You might also allow the seller to continue to market the home and enter into backup contracts.

Does offering a finanical bonus ($2,000) to the buying agent really work? Do you feel this is ethical?

Hey Zach: I've found that adding bonus money to the buyer's agent doesn't help much in selling the property for a greater amount of money or more quickly. What I like to do instead is offer some perks to the buyer themselves. I also have found that incentivizing the buyer's agents w/ a little higher co-broke offering works better than the bonus. - Fri Jun 6 2008, 05:57
