I've had experience with several property management companies, both as a realtor and as a landlord. When looking for a property manager you need to look for several characteristics. First, do they have the resources to properly manage the property. Second, do they have the experience to properly screen potential tenants so that you don't end up in a disasterous situation. Third, do they have the right amount of knowledge about the landlord/tenant laws so that you don't end up in a suit. And fourth, do they have the ability to collect when collection gets tough. Will they act quickly to avert loss or let people float.
