Prior to obtaining a Florida Real Estate License and becoming a realtor, I worked in a Boca Raton law office performing various tasks related to real estate, including drafting deeds and leases, reviewing title searches, producing title commitments and policies, calculating closing figures, preparing settlement statements and closing documents, etc. Prior to that, I worked as a mortgage loan officer performing all tasks required to arrange real estate financing and I have followed changes in the financing industry throughout the years in an effort to remain current on all trends. I have owned and operated four successful businesses, providing me experience in multi-tasking, marketing, customer service, negotiating, and detail management. I am a full-time realtor. Real estate is what I do. During my first full calendar year as a RE/MAX Realtor in Boca Raton, I made it into the RE/MAX 100% Club, the 3rd level of success at RE/MAX. In 2006 (considered a "crappy" year for real estate) I closed 29 transactions & hit that level of success again. In 2005, I made "President's Club," the 2nd level of success, and in 2007 (yet another "crappy" year for real estate), I made Executive Club, the 1st level of success. I am a full-time realtor and I work very hard to get results. I owe my success to my previous experiences, as all have provided me with expertise that gives me an advantage in my current position, as an efficient realtor must be able to do much more than just show houses.

Boca Raton is great for families with children! The schools are all A+ rated. There are tons of public parks, facilities, & amenities in Boca. There is also a wide assortment of arcades, shops, and things to do. And, the beach is right here too. What more could you possibly ask for? - Mon May 12 2008, 15:22

That's a difficult situation to be in, but many people are in the same boat. If it was me, I'd rent the current house, being very careful to screen the prospective tenants and get a good security deposit. The market will eventually recover, allowing you to sell it in time. It should not negatively impact your ability to purchase a new home. Typically banks allow you to count most of the rental income towards covering the cost (mortgage payment plus tax & insurance) on the home. If there is extra rent after deducting the cost it will count towards the income you need to qualify for the new mortgage. If it does not cover the cost, it will be included in your debt ratio like a car payment or credit card would be. The easiest and best way to see the impact is to contact a lender and get pre-approved for you new loan. Bank of America, Washington Mutual, and Countrywide are all excellent lenders and can pre-approve you for free before you go looking for a new home. The pre-approval will help you decide whether you can afford to rent the property out and it will help you with negotiation on your new home. Hope that helps. Good luck! - Mon Apr 14 2008, 05:19
