You want to check with a mortgage broker and have them see if you could get a manual underwrite done. The low score will make it a challenge. Another option many people in your situation ( cash for down payment and cash flow ) are considering is lease purchase. More and more sellers are willing to do a lease purchase where the buyer agrees to lease the home for 6 - 12 months while their score or credit history is restored to the point they can qualify for a mortgage. This is a win for the seller in that they have their home under contract and can move on with life without the burden of the monthly payment on a home they no longer live in. The buyer wins by getting into a home they may not otherwise be able to get approved for. - Fri May 16 2008, 09:52

Bob, you may not be aware that Alabama is a caveat emptor state so seller disclosure statements are not frequently provided. Seller's can lose their protection under caveat emptor by providing a disclosure.

If there were problems in the home inspection you should have submitted a request for repairs in writing and received a signed copy from the seller agreeing to the repairs. At the walk through you have to satisfy yourself that the problems have been rectified. Most people want invoices from licensed contractors for repairs made as a result of an inspection. At the walk through, if you were aware of problems that still existed and still closed, you probably lost your recourse. - Wed May 14 2008, 19:13
So did these unlevel areas begin to appear after you moved in? If so, it sounds like a problem that would not have been detected in a normal home inspection. Is your house on a slab or crawl space? If you are on a crawl space you may be able to go under the house and make a visual inspection of the problem areas. If you are on a slab, I would suggest calling a foundation company to come out and determine the cause of the problem before it gets worse. - Wed May 14 2008, 19:00

I am a real estate agent in the Birmingham, AL area. Unfortunately, I do not keep up with the New York area. I would recommend calling a mortgage person in that area to get local guidance. It is my understanding the changes were in the northeast and west coast markets and some other areas around the country. You will have to see if you area qualifies for the new limits.

The increase did not roll out nationwide. The threshold for FHA is $271,050. Anything above that amount would have to go conventional which can go to $417,000. Above this threshold would be jumbo mortgage which would run in the 7% range for rate according to local mortgage reps. There are alternatives and I can put you in touch with a local mortgage person that can run scenarios for you and talk to you about potential blended rates. - Wed Apr 9 2008, 07:20

Wow, J.D., thanks for clearing your throat before providing such useless input to the conversation and questioning my integrity and honesty. Maybe when I become an "Old Pro" like yourself, I can forget my manners while trying to increase my number of answers up Trulia. Just think, I closed nearly $4 million in volume last year without knowing what CS stood for. I should easily do 10 million now that I know what CS means.

Well, I work the Helena area. I am in my 2nd year in the business, so don't know if I meet your TOP producer status, but did nearly 4 million in production my first year.
