Have you checked to see if the 1 br is permitted? If not, that can cause a serious issue in the future. If it has been permitted, you want need to speak with a building rep at City hall. Your options are clear. Pay the tenants to leave, and rent the units out for today's market value. 2) Keep the tenants in place, put a large down payment and hopefully break even.

As a broker with Coldwell Banker In Beverly Hills, I can honestly tell you that the condo market has taken a big hit in today's market. The majority of seller's are in denial, and the have their property priced too high. Fortunately, some seller's are pricing their property accordingly. Foreclsoure's play a minor role in the active condo's for sael in the neighborhood. I currently have a condo for Sale off Santa Monica and La Cienega.
