You may qualify for free closing costs money with a small down payment throught the Neighborhood Housing Services of the Lehigh Valley. An eligible applicant must have acceptable credit, 2 years of verifiable employment, savings of $1600.00 in an account for 90 days, and must attend the Home Ownership Counseling Program Seminar. The buyer's new house payment cannot exceed 33% of the buyer's monthly income, and the new house payment plus their minimum payments on other debts may not excedd 41% of the buyers monthly income.
There is a $325 non refundable application fee to process the loan. The fee comes from the $1600 savings the applicant must have to apply for the program, The remaining $1,275 is applied towards the purchase of the property. The buyer also is required to pay 1 full year of home insurance. So.... if your income matches the programs guidelines, for about $2,000 you can move into a new home.
