About Me
Welcome to the Pacific NW. I am a lifetime resident of Clark County Washington. I have had 56 years to watch our area grow thru tough times and most recently the growing pains we had since 2001. We have managed to keep our area conservative with our land use and conservative building practices in and around Clark County. I have been licenced here since 1990. Since that time I have been the top producing agent many times over in our area. I am not one to brag about these things. I am highly motivated to push myself 7 days a week at the speed of light if necessary. I have been specializing in rural country properties and building new construction on rural acreage as well. Relocation has been a big boom here over the last 5 years and I have been fortunate to be right in there succesfully moving families up here from all over the nation. I have been fortunate to be involved in the Fine Homes & Estate market over the past 5 years. Bringing some real experience here with some of the finest craftsmanship around! Working from the ground up. New builds and presales with added bonus of working with out of town clients while we are building their dream home.
I have spent years in research and ongoing education. I have acheived the following designations:
Accredited Buyers Represenative, ABR, E-Pro Highly skilled in technology, SRES, Senior Real Estate Specialist for those over 55 with the baby boomers and senior needs. I am very experienced in working with vacant land and land accquisition. Developments and pre-developments.

How common are basements in Washington?

True basements cut into the ground were very common prior to 1960's. They got away from the full basements due to our high ground water and rain issues. Seems we had some water issues there in most or at least some of our older homes w/basements. Alot of that is due to the new technology there is out there today that has water barrier insulation and keeps out the leakage. However most builders here will not cut a full basement in due to liability.
We have alot of daylight basements here in Clark County. I live in one myself and we build them all the time. New products keep any moisture away..No water issues with that. So yes..They are common in the heights area, Downtown area..But are all older homes..I have sold and been in tons of neat older homes with basements. They are very nice if done right. Have you considered Vancouver? Right across the bridge from Portland? We dont have any income taxes here and the property on this side is priced better. We all commute to Portland for fun etc. Great place for dogs here since we have alot of country or burbs here. Nicer areas and less CRIME>
Talk to me about it...I have relocated numerous clients here from Portland. You would only be at the worst case 20 min to PDX> Give it a try...It is awesome and better living over on this side. Lots of great buys in that price range here!! I can email any you want.

Right now is a great time to buy here. I don't know about the rest of the country but our area is booming with great bargains and sweet deals. We didn't take a hit as hard as some other areas. Is there any financing with no money down?

Yes. There is FHA and VA loans out there that are phenominal ways to buy a new home. Also some local programs that allow 100% here in the greater Portland, Vancouver wa. area. Still have to have good records and income to process.
Sellers can contribute the downpayment by adding it onto the sales price. But the house must qualify thru the appraisal is all. - Wed Apr 23 2008, 20:52

Purchasing a foreclosure

In our area of Vancouver Washington, Portland Ore we have seen the foreclosure market sway in both directions. In most cases if you consult a Realtor in your area they can research the comparable properties and speak with the listing agent and find out if the bank is firm on the listed price, and if it is in a shortsale position there are absolutely no guarantees that the bank will accept the listed price unless the agent has been notified the bank has done the appraisal and has agreed to the listing price.
Most foreclosures are selling here at tax values. But it depends on the banks to negociate any offers and can take up to 2 months and they do not always respond until they have more than one offer in place.
They are not the easiest or best way to purchase a new home. We have homes & land listed here in all price ranges that are priced below what a foreclosed property in that same price range etc.
You really just have to shop around with a good realtor that will work dillegent for you. - Wed Apr 23 2008, 20:48
