Yes Ralph I do. If you choose the right proerty. If you can get a property for less than its value it would be a good time to invest if you do not intend to flip. Flipping property is not a lucrative as it was in the past few years. If you a planning to invest in real estate I would suggest buying to rent or lease. There are many families who have lost their homes to foreclosure who will not be able to buy for many years due to destroyed credit. These people will now need to rent in order to provide shelter for themselves and their families. That makes it a good time to invest in real estate if you plan on becoming a landlord. - Wed May 21 2008, 06:03

You have been given some very good advice. I have a qestion. Do you know the financial ability of the 2nd buyer to actually get to a closing table? Do you know the finacial ability of the 1st buyer to actually get to the closing table? Be patient. Let the 2nd buyers know you are bound by the contract. If you had the ability to bail on the 1st to help the 2nd, they in the end would not trust you throughout the complete transaction fearing you would bail on them given an opportunity. - Wed May 21 2008, 05:24

I agree with Keith and a few of the others. The best remedy would be to make a good list of your complaints. Have a discussion with you, your listing agent and your broker. If you are not satisfied that your agent is working for you, put them on notice that you will not renew with them. The newspaper does not sell homes. It has become an obsolete tool. Most buyers find their new home on the internet before and agent is even involved. Find out what kind of on-line marketing the agent has in place other than the website. You have asked a great question! Typically a buyer works with one agent. Elvis brought up some very good points about buyer loyalty and agent responsibilities. It is good to interview more than one agent if you want to. You will get better service and an agent that will fight harder for you should you have an unforseen snag in the deal if you have been loyal to one agent. Good Luck with your process.
