Hi T,
What part of Houston are you coming from? MY GF is from there and we visit often, Sugarland, Fairfield, Lake Conroe, & Museum District mostly. About the 300-450k homes close to MLK and 183, you will be looking at the Agave homes on the hill. They are modern homes with an abundance of green features and concrete! Very snazzy. Although you may also want to consider something a little closer to town. Keep in mind that Austin driving is in no way as long as Houston driving, beltway and all. South and East from an affordability perspective? What about your exit strategy & Re-Sale? I can tell you that if your spending that much on a place, you can get a better appreciating condo in the highly sought after Clarksville & Tarrytown area. Why did you pick those areas? Paul, first things first, turn off your T.V. and radio and stop listening to the crap about the housing market. You live in Austin, TX my friend, and we are by no means to be compared with other housing markets. Second thing, Paul are you a libra? I ask because Libra's are notorious for sitting on the fence. You have to really be honest with yourself and compare what you are losing in rent every month with the possibility of owning your own place! Julie was right to a degree about interest rates, but with Indy mac and everyone getting bailed out like they did I can PROMISE you that the interest rates WILL GO UP! Also, any home you buy is a decent investment vs. renting any time in Austin! FHA is definitely the way to go, and with their recent changes it is not too much to ask for sellers to pay a portion, if not all, of your closing costs. Oh yes, as for the original question, it's not at all a bad time to buy in Austin! Actually when compared to the rest of the US, we are probably the best place to buy hands down! AS for the out of pocket, think closer to $9000 if you get no help from the seller. Approximate about 3% CC & 3% DP. Don't forget your appraisal & inspection around another $700. He or She should give you tons of advice! Before they can give you advice, they have to ask a ton of questions so that they can understand your particular situation and tailor that advice to your needs. If you are getting quoted price per sq. ft. and you signed a buyers agent agreement, I would have to tell you that you may be dealing with a rookie. When I first started, the buyers agent signature page is what our broker pushed us to get signed before we look at houses. In my experience folks are reluctant to sign these agreements because of situations like yours. My clients all work under implied agency, which means they feel like they are being represented.
