Jason is on target. It's a price war and a beauty contest out there and you must compete on both levels. Do you know how many homes have sold in your area in the last 60 days and how many are currently on the market? How many times have you lowered the price? Lowering bit by bit is unproductive ... we call it "chasing the market." You have to lower the price and clearly get ahead of the competition thus creating urgency with your home. Is it staged or have you had a stager through to make recommendations? We work with a stager who charges $350 for a consult and every one of my sellers who have used her have definitely gotten their money back ... one sold in 1 day, one in 30 days and they looked fabulous. Buyers are very well informed and picky. We take the approach of 5 first impressions and each one needs to elicit a wow response from the buyers ... the 5: on-line, curb appeal, inside the front door, kitchen, and back yard. Do you have a wow on each of those 5?

Here is the official scoop on 2008: Keller Williams Intl profit shared $30,505,208 on $80B in sales in 2008. That is $30M in profits returned to KW agents in a year when many firms are not profitable. My market center (my office) alone profit shared $1.3M in 2008. Not bad at all. I am in the Keller Williams Southwest Market Center in Austin, TX. This is the largest KW office in the country. Per my team leader / broker, Eric Copper, $34M last year for all of KW and $588k shared from our office. Not sure since inception but I'll see if I can find out. - Fri Jan 16 2009, 10:01

Can multi blogging identical content penalize you?

Yes. Seach engines are very sophisticated and changing all the time. They are programmed to find "unique content" and that gets rewarded. Copy or duplicate material will penalize you and send you screaming down the rating scale. If you copy, page 1, 2 or 3 of google is not going to happen. Even if it is your original content and you are posting it more than one place, or it could end up hurting you. - Mon Feb 16 2009, 06:19
