My first thing I would do is contact a lender. I recommend Tim with Pathfinder Mortgage (512) 764-4500 or Michelle with Supreme Lending (512) 431-4802.

Make sure you can get approved before you spend to much time driving around looking at listings.

I am a REALTOR with Capital City Sotheby's Int'l Realty. We are a full service company that offers a variety of benefits to sellers. I agree with most of what has been said. A stager can make a huge difference in selling your home. Not all homes need one, but if yours does I am happy to cover the cost of the initial consultation.

You can do a lot of little things yourself to help. One thing is to de-clutter and de-personalize your home. The buyers have to be able to see themselves living in the house and if you have too many of your belongings it's hard for them to look past that.
