Congratulations on considering a home purchase. Good questions and thoughts around what you are trying to accomplish. As a first time buyer, there are good options available today around FHA Loans tha that require as little at 3% down. There are also down payment assistance programs that seller's can participate in to fund the 3% down payment with a administrative fee. Conventional loans would required a minimum, generally of 5% down payment.

My best advice is to get connected with a competent mortgage lender and review your specific situation with respect to goals, scores, down payment, parents, price of homes, etc... They will be able to provide a Pre-Qualification Letter for you that will help in the house hunting. This is something that you can do now or when you get ready to start looking. The prequaification will outline how much house you can afford and with what terms for interest.

There are also other down payment assistance programs that your Realtor can help you with. They can allow up to 3% assistance from the seller with FHA.

Proceed with caution. This is an area where you will want to understand all of the details before proceeding. There is more risk in this transaction due to the uncertainty of the future of what will happen with the HOA.

It adds an extra touch and makes the house ready to sell. It also helps home sellers understand what their homes assets and liabilities are by an indepedendent third party.
