There is so much more to selling a house than just slapping a lockbox on the door and sticking a sign in the yard.
For my selling clients I offer a moving up program. When you sell your home and buy your next home back to back using me I offer a nice rebate at the close of the second home. Since the seller is the one that pays the Brokers commissions you end up saving on the selling side.
I just represented a couple and offered this rebate. When it came down to them saving on the 6% they gave me the entire 6% because they were able to see how hard I worked for them and they were please with what I was able to get for them and their bottom line.
Now keep in mind that was the first time that had ever happened and I dont expect that to happen again but that is just an example of what Realtors bring to the table.
I understand the 6% is a lot to swallow. We own an apartment complex in Marble Falls and would like to sell it. I have been struggling with paying an agent a commission when I am a licensed Realtor in Texas and know more about this property than anyone I know. But because I do not know the area nor am I am member of the board we are co-Brokering the property with a Broker from there. Not too mention the legal liability. It is so important to be in good hands to insure mistakes that can cost a lot more than $16,500 dont happen.
Your home is the only investment you can make up to $500,000 (married couple) and not pay a penny in taxes. You should protect it and be well represented when selling.
