I was told by a local loan officer that there will soon be a product available for a 580 credit score. Be patient and work on improving your score. You need a 620 to qualify for FHA> - Yesterday, 15:18

Hi A-Day!

First find someone to talk to that makes you feel comfortable. The right realtor can hook you up with the right lender for a smooth and easy transaction. It is a good idea to get pre-qualified with a lender before you start looking so that you are looking in the price range. Judging by what you have disclosed I would recommend that you stay under $130,000. If you would like to talk one-on-one give me a call 512-721-6320. I'm an Accredited Buyer's Representative and I love helping families find their first home. The $8,000 tax credit is a real incentive to buy right now.

Drawbacks to renting a preforeclosure?

Carol Ann Pease, ABR, CRB, CRS, e-PRO, GRI, RECS answered:
Here are a few potential problems that could happen, You pay the owner and he takes your money and then doesn't pay his mortgage. ....and then one day you get a knock at the front door and an agent or the sheriff telling you that it's time to move. The house has been foreclosed. This is an easy way for a tenant to get the short end of the stick.
Most mortgages have a due-on-sale clause. Which means that the owner cannot sell the house to you on contract. If you "take over the payments" informally then you have no legal standing in the transaction. Be very very careful here. - Fri Feb 6 2009, 23:42

Who's responsible??

The sellers need to deal with this issue and not put such pressure on you. You need to take all your paperwork to a good real estate attorney and let him speak for you. He should be able to answer all your questions. As realtors we can not give legal advice. Good luck to you.

Carol Ann Pease, ABR, CRB, CRS, e-PRO, GRI, RECS answered:
Hi Carlota,

If my client requested a showing at your home I would show it. I give my clients access to ALL the listings on the MLS and let them decide what they want to see. However if I'm asked to recommend listings to show I do look very carefully at the types of listings that are available. As an individual agent I have the right to make my own business decisions. I rarely show limited service listings for that reason. Showing them is counter productive. Every home will sell at some point for the asking price if you can wait for the right year to come along.
