About Me
Hello, I am a real estate broker here in Georgia that has a lot of experience with New home and re-sales through the work as an On-site agent and assistant sales manager in numerous communities and work ed directly with builders all over the Metro Atlanta area. I have sold over $45 million dollars in homes, mainly lower priced homes but also luxury homes in the Atlanta area up to $800k.
I know the ins and outs about closing homes and trouble shooting with the lenders and buyers to come to a satisfacory conclusion for all parties(it was partly my job with 17 communtities). I will take charge to make sure your home will close in a timely manner and explain the whole process thoroughly so everyone knows what to expect.

New built homes, condos or townhomes

Have worked for more then 9 builders in the Atlanta area, I can tell you that most are looking at any offer they receive.
You would have to be strong and a great incentive for the builders to give you what you want is if you can close quick before the end of the month when they close their books. They have to py construction loans on all their properties and are looking to get out as quick as possible during these harder times for them.
Be aware that they are financially ok though, if they are on the break of bankruptcy themself they will give you a great deal but have a hard time fixing any little items that normally come up after you move in and a builders warranty will take care of, if they go under, so will the builders warranty, you get me.

I have 6 listings in this area, and they have been here prior to me taking the listings 8-10 months.
It really depends on how much you are asking for and your surrounding area homes, how many are listed in your direct neighborhood, how are the schools, how are you marketing it, what incentives are you giving the buyers?
All of that can make a difference, but this area has been hit hard with foreclosures as well, 2 builders went under last year that flooded the market as well with brand new homes.

Hi Joanna,
Being a broker in this location and doing property management and REO's and work directly with New Home builders, I can tell you, you picked a great location. The rentals are going quick but mostly around the $1100- $1300 a month homes. So make sure you still make a profit so it is worth it to you. If you buy a HUD home you can by it as an investor with only 3% down, did you know that? Most other loans will ask for 10-30% down depending on the terms, so make sure you chack on that as well.

I have worked mainly with New home builders and had one large one go under last year, I can tell you it is not fun, you won't get your warranty that you would with a builder still doing good.
You always have minor hick ups when you move in and it's nice to be able to call someone and get it done.
I also live in the McDonough area and can definatly tell you that the foreclosures has slowed down here, there are not that many coming on the market new as it did last year. If you need help,. I be happy to show you some that have incredible deals as well as some that are being sold by banks now.

You can get a foreclosure that can do all of that as long as no or minor repairs are needed or some banks do some repairs them self, I have done several homes in the past months. Downpayment assistance programs are still available even on foreclosures, FHA looks for certain things as you might have heard.
It's all about searching and finding the right home for you, it might take a little time but they are out there and you could find you one perfect for you in the right area and amenities with potential appreciation.
unfortunatly the market has hit everywhere even the "condo " market.

Are you also loking for some foreclosures? There are many out there and your real estate professional should be able to locate some at a good price. You get some value already in your condo before you move in. Because there are so many foreclosures is why it is so hard to see what area will be better then the other in some years. Make sure the condo you pick is one without to many repairs needed and buy yourself a warranty so your major appliances are covered.
