Housed in Kirkwood area are selling for less than list price. It all depends on the seller's motivation as to what they will accept as an agreeable offer. I assume you do not have an agent representing you at this time. I'd encourage you to find an agent to represent you so that you get the best deal on the house. There are many things to take into consideration when making an offer.

In Georgia the closing attorney handles passing clear title from the Seller to the Buyer.

Typically, they will want you to be either pre-qualified or pre-approved by a lender and sometimes it is a lender of their chosing to pre-qualify you. But that doesn't require you to use either one of these lenders, just that a lender has reviewed you credit and is willing to make you a loan.
There will be other documents provided to you by the Corporate owner. Mainly saying that the know nothing about the house and you are buying it "as is" condition.
There are many things to consider when buying a "Corporate owned" property before you make the offer. All this will help make a better decision and the right offer. Knowing the strategy in this process is very important.

Yes, it is very possible to find a house in this price range. Although most will need some TLC. I'm working with several buyers that are looking in the Kirkwood area now. You can purchase resales or foreclosures in Kirkwood. All with a yard.

You've chosen a great area. There are many subdivisions to chose from depending on more specifics of your requirements. Whether you are looking for a large community or a small development, swim/tennis and/or golf community, there are plenty of options.
